Check-in time is between 2 PM and 4 PM at our office, 511 Seaside Ave, Saco, Maine to pick up your keys and paperwork. If you must arrive after 4 PM please call us at 1-207-934-5327 to receive information on the pick-up of keys. All Taxes, Fees, and rent must be paid in full 30 days before arrival.
Please leave your rental unit by 10 AM so the cleaning crews can get to work. Check all areas for items not packed like iPods, cameras and cloths. There is a $ 50.00 handling fee plus pre-paid postage required for the return of left behind items./,m Please put out all trash, remove all food from the refrigerator, turn off all appliances, close all windows and lock the doors then bring the keys to our office. If you plan to leave early please let us know. The keys maybe left in the metal mail box by the office door when you leave earily. There is a $ 500 fee for each lost key.

1. All rentals are subject to owner’s approval. 2. Tamarack Realty is not liable for the condition of the rental unit. 3. The Owner or Agent is not responsible for accidents or injuries during the tenants’ occupancy.4 Repairs: We cannot guarantee systems or appliances. There will be no refund on their failure. The owners try to keep them in good working condition and if there is any failure it will be fixed as quickly as possible. 5. The tenant agrees to allow the owner or their agent to enter and view the premises, both inside and out, to make repairs thereto; to show the same to prospective tenant or buyer; and to expel the tenant if they fail to pay rent or breach this rental agreement in any way, in accordance with th State of Maine. 6. Tenants shall be responsible and held libel for any and all damage caused by a tenant or any other in the tenant’s party to the property. 7. Complaints of undue noise, disturbing the peace or illegal activities shall be cause of immediately vacating the premises, voiding the rental agreement and forfeiting all monies paid. 8. Keys are to picked up and returned to the office. Cottage out time is 10.AM and keys returned to the office by 10:30 AM on check out day.9. Tenants will provide bed linens and towels for their own use during the rental period. The owner will provide all other items necessary for housekeeping, including but not limited to bed pillows, blankets, cooking and eating utensils, dishes, and glassware. 10. Rental of a unit, sight unseen, must be accepted upon arrival or all deposits are forfeited. 11. Maximum occupancy rule must be observed. If a violation is suspected, tenants are subject to immediate inspection of the premises by the owner, Fire Chief, local Code Enforcement officer. Appropriate action will follow. 12. No subletting is permitted. 13. The rental unit is to be left absolute clean when leaving. 14. Payment Policy: A deposit of one-third(1/3) of the total rental amount. Must be paid with in seven(7) days of agreement to rent for U.S. domiciled tenants and with in fourteen(14) days of agreement to rent for outside U.S. domiciled tenants. Deposit only maybe made by a personal check drawn on a U.S. Bank account. or postal money order made payable in U.S. dollars, If premises is rented after May 15th two-third deposit is required. All reservations must be fully pre-paid 4 weeks before arrival. There will be a service charge when ever a check or draft presented for payment is not accepted by the institution on which it is written. All reservation are automatically cancelled when not paid for.15. Cancellation Policy: Cancellations must be in writing and are final. Positively no payments will be returned unless all weeks are re-rented at the same rate. If re-rented, a cancellation fee of $300.00 USD or 50%, whichever is the greater, will be charged. 16. All pets must be accepted by the owner at the time of booking and declared on the contract.17.All cottages are non smoking. 18. Renters are not permitted, under any circumstances, to install A/C units and/or heating units of any type, including floor and/or window units.
